This Glossary is provided to users of the website as a guide to terms and information they may find helpful. Definitions are added, edited or removed occasionally.

Beach View

When guests can see a beach (Salt or Fresh Water) from some area of the property, not necessarily from all ares of the property. May include Full, Partial or Peekaboo Views.

Bed Codes

Short-hand code that allows guests to instantly see the number and sizes of beds in a lodging property. Rather than a description, or a totaling, each bed is represented by a Letter symbol. For example: QQKTTL means a home has two queens, one king, two twin beds and a sleeper sofat.

The codes are as follows:

K = King
Q = Queen
F = Full
T = Twin
C = Futon Couch
M = Mattress
A = Air Mattress
L = Sleeper
S = Sofa
D = Day Bed

Certified Hearing Dog

A dog which has completed extensive training to alert its owner to a variety of sounds in different environments. These dogs are usually identified by a bright orange leash with black lettering.

CHPA - Corporate Housing Providers Association

Industry trade association of businesses that provide corporate housing. They seek the growth, professionalism, excellence, customer service and profitability will improve each corporate housing company individually and the worldwide corporate housing industry collectively.

City View

When guests can see sections of a town or city from some area of the property, not necessarily from all ares of the property.. May include Full, Partial or Peekaboo Views.

Clean Team

A designation for housekeepers and supervisors of the Sunspots operations staff. Members get training and must show mastery of skills before gaining full membership.

Client Lockoff

A locked closet that you set aside in your vacation rental property for your personal things. This is off limits to guests.

Common Calendar

An online calendar which shows a list of available lodging units (room, suites or homes) in a specified Complex or destination; along with available dates. Usually a left hand menu list the units and a top menu shows days or weeks. Booked units are displayed so that a guest can determine which units are available and then make a selection. Available in virtually all lodging software and many lodging websites. Also called a Tape or Grid.

Confirmation of Booking Form

Form that includes the rental contract and rules sent to prospective renters at the time that they book your vacation home.

Deposit Waiver Fee

Fee that some owners collect in lieu of a damage deposit. A damage waiver is typically significantly less than a damage deposit. Usually just $25 - $100 depending on the property. Unlike the damage deposit, the damage waiver is non-refundable.

Disclosed Guest

The rentor and their invitees who have been pre-aproved by the lodging manager. No other party can be consider a disclosed guest

Drop-In Guests

Property occupants who were not pre-approved by manager, are not staying overnight and who are prohibited from entering or stayng in the property.

Electronic Keyless Lock

A digital or push button mechanical lock that does not require a key or access card to operate.

Family Member

Includes Traveling Companion's dependent, spouse, child, spouse's child, son/daughter-in-law, parent(s), sibling(s), brother/sister, grandparent(s), grandchild, step-brother/sister, step-parent(s), parent(s)-in-law, brother/sister-in-law, aunt, uncle, niece, nephew, guardian, Domestic Partner, foster child, or ward.

Gite

A French holiday home available for rent on a short term basis. Usually self-catering and fully furnished. Techncially the owner must live close by to provide help, assistance, and a warm welcome to guests. Often Gîtes are old cottages or converted outbuildings and barns close to owners' residence.

Gleaning

In agriculture, farmers allow charity groups to enter fields already picked, to take left over crops. In lodging, charitable groups are allowed to use or sell nights unlikely to sell. This provides benefit to the charities, promotional value to properties and goodwill for all.

Guest House

A house, condo or other living unit used for short-term rental, usually in a resort or recreational area and having sleeping quarters, bath and kitchen. Also known as a Vacation Rental, Holiday let., Holiday Huse, Holiday Cottage, Holiday Villa or (in France) a Gite.

A person's primary or secondary residence.

Hot Tub Cleaning Fee

A certain amount above and beyond the rental rate charged to renters wishing to use your hot tub.
